What’s Included in Your Monthly Stay

For all stays of 60 nights or more, your monthly rate includes:

  • A fully furnished home with comfortable beds, living areas, and stocked kitchen basics
  • Utilities – electricity, water, sewer, trash, and high-speed WiFi
    • A fair utility cap applies; any overages are billed to the guest
  • Professional cleaning before move-in
  • Maintenance support for normal wear-and-tear issues
  • Lawn care (where applicable)
  • Smart lock entry so you never have to worry about keys
  • Starter supplies like paper products, soaps, and detergents to get you started

Required Monthly Housekeeping

To keep our homes in great condition and ensure you always have fresh linens, a monthly housekeeping visit is required for all 60+ night stays.

Each required monthly visit includes:

  • A standard professional cleaning of the home
  • Replacement of linens and towels (used items removed and refreshed)

Details:

  • Scheduled once every 30 days
  • Billed to the guest per visit (varies by property size)
  • Guests must allow access during the scheduled time

This helps us maintain the home, prevent issues, and keep your space comfortable throughout your stay.

What’s Not Included

To keep things clear, your monthly stay does not include:

  • Ongoing restocking of consumables (toilet paper, paper towels, etc., beyond the starter supply)
  • Daily or weekly housekeeping (unless you add it)
  • Personal laundry services
  • Furniture moving or rearranging
  • Cable TV upgrades (unless specified in the listing)

Booking Requirements & Payments

To confirm a monthly stay, we ask for the following:

What We Need From You:

  • A government-issued ID for the primary guest
  • A signed Monthly Lease Agreement (simple e-sign)
  • Background check authorization
    • Required for all stays 60+ nights
    • $50 background check fee, non-refundable

Payments & Deposits:

  • First month’s rent + all required deposits are due at booking
  • Security deposit:
    • Equal to one full month’s rent
    • Fully refundable, minus any damages or unpaid balances
  • Monthly rent is billed every 30 days on the same date as check-in
  • Late fees may apply after 5 days past due
  • Auto-pay is recommended for convenience and to avoid missed payments

Pets

We love welcoming well-behaved pets in our pet-friendly homes.

If you’re traveling with a pet, here’s what to expect:

  • Only homes specifically marked Pet-Friendly can accept pets
  • A refundable $500 pet deposit is required (2 pet maximum)
  • Guests are responsible for:
    • Pet waste cleanup
    • Extra hair or odor removal
    • Any damage caused by pets

The refundable deposit will be returned within 7–14 days after checkout, minus any pet-related damages or excessive cleaning.

Move-Out, Deposits & Early Departure

When your stay comes to an end, we aim to make the process simple and transparent.

Move-Out Expectations

  • Leave the home tidy and free of trash
  • Remove all personal belongings & ensure all furniture is returned to original location
  • Report any damages you’re aware of before checkout

Security Deposit Return

  • Your security deposit (and any pet deposit) will be processed within 7–14 days after checkout
  • Refunds are issued minus any documented damages, missing items, or excessive cleaning costs
  • A detailed summary is provided if any deductions occur

Early Departure

  • Monthly stays require a minimum of 60 nights
  • If you leave early, unused nights are non-refundable
  • Extensions beyond your original checkout date are based on availability
